Investing in real estate

Is it not too late? I'm trying to diversify my portfolio but to me it seems like dead money. You have to put huge amount of money into it even if you borrow a lot to buy the property. And at the end you can rent it out and it will pay back in decades.

It is viable in the sense that people need places to live. Though the thing affecting it would be house prices, but given the US's housing crisis I can't see house prices going down on average for a while yet.

It's really hard to say depending on where you live..some markets imo are over inflated and very risky. People do actually lose money in this field. And due to the high fees per sale/buy you have to be prepared to hold onto it long term or the transaction fees alone make it a loss. I mostly view it as a savings account more or less and a buffer against inflation..
