I have aspirations about investing particularly in real estate one day. I would appreciate some advice from any entrepreneurs who have experience with this, I am interested in learning about what you learned and encountered in your own journeys. Tell me how did you succeed in your endeavors?, what did you feel when you did? and if you didn't what lessons have you learned from your failure's that you'd like to share.

@Jack Real estate is my favourite way to investment. They are easy to understand, and are real, you can touch them. At the start I propose read few books. Classically: "Rich Dad, poor dad" for beginning.
In my country real estate market is specific, i can tell you anything about yours. But i have small advice for beginning, which gave my my friend, who is investor in real estate too.
"Always opportunities exist, even if market is dead, and often best opportunities are covered by a lot of "shit".
"The best is, investing not your own money"
If you have any question, I will try to answer, perhaps is someone here who have a experience too.

İ'm looking into real estate investing currently and the advice i got so far from what i've read is...

  • Invest as little of your own money as possible, but avoid negative cash flow. (Rent should cover mortage payments)
  • A house is prefered over a flat because the land wil apreciate more.
  • Surround yourself with proffesionals (lawyer, accountant etc.)
  • Be aware and learn about market cycles.
  • Start on your own first before you team up with other people.

@step1  Sorry, i had some difficulties to log in.
It means, that you should know the power of financial leverage. Bank credit (but good credit), money from investor, your business partner ect. Some people use own company to buy real estates. Less your money is putting in, the return is bigger.
